Basement Waterproofing
Fraser, MI
This home was repeatedly flooded every time it rained. We installed a complete perimeter drain tile system and dual sump pumps to permanently eliminate standing water and foundation seepage. The result is a completely dry, worry-free basement ready for everyday use.
Basement Waterproofing
& Partial Finish
Sterling Heights, MI
After discovering hidden water damage behind finished walls, our team installed a comprehensive interior waterproofing system and restored the lower half of the basement walls, restoring the space to a clean, dry, and beautifully finished living area. This project shows how we protect homes from future leaks while preserving the finished look homeowners love.
Custom Drain System
– Non-Perimeter Layout
Rochester Hills, MI
This basement had a non-perimeter drain layout, with previous piping running through the center of the floor instead of along the foundation walls. This design caused water to pool in multiple areas, hindering the system's ability to collect groundwater effectively. During heavy rains, the basement flooded in the middle section rather than draining toward the sump pump.
Basement Waterproofing In Fraser, MI
Before: Water Intrusion Around the Foundation
This basement was experiencing water infiltration along the foundation wall during heavy rains, resulting in standing water and staining on the concrete floor. Our inspection revealed that hydrostatic pressure was forcing groundwater through the cove joint, where the wall meets the floor.
The Solution:
We installed an interior waterproofing system, featuring a sump pump, drain tile, and vapor barrier, to capture and redirect water away from the home. After installation, the basement stayed completely dry — even during the next major storm.
After: A Dry, Protected, and Healthy Basement
Following the installation of our complete interior waterproofing system, this basement is now completely dry and protected. The new drain tile, sump pump system, and wall vapor barrier work together to redirect groundwater safely away from the foundation.
Result:
No more standing water, odors, or dampness — just a clean, usable space with peace of mind that the home’s foundation is protected for years to come.
“Adam and his team were fast, clean and professional. Our basement is so nice and dry. I highly recommend Universal for waterproofing.”
Complete Basement Waterproofing & Partial Finish – Interior System Installation, Sterling Heights, MI
Before: Ongoing Water Damage Behind Finished Walls
This homeowner had finished their basement years earlier, unaware that water was seeping behind the drywall and along the cove joint, where the wall meets the floor. Moisture damage became visible, leading to mold growth and weakened framing.
During: Interior Drain Tile and Sump Pump Installation
Our team removed the lower section of drywall and flooring to expose the foundation and install a complete interior waterproofing system. This included a perforated drain tile system around the perimeter, a sump pit and pump, and new discharge piping to carry water safely away from the home.
Each section was tested to ensure consistent flow and reliability before being sealed with fresh concrete for a smooth, level finish.
After: Dry, Clean, and Refinished Basement
Once the waterproofing system was in place, our crew completed a partial basement restoration, replacing drywall, trim, and wall panels to restore the finished space. The result is a bright, clean, and permanently dry basement — ready for everyday use without worry of future leaks.
Result:
✅ Permanent waterproofing protection
✅ Fully restored lower walls and trim
✅ Added home value and usable living space
“From start to finish it was a pleasure working with the team at Universal Plumbing. ”
Custom Interior Drain System – Non-Perimeter Layout Interior System Installation, Rochester Hills, MI
Before: Improper Drainage Causing Foundation Leaks
This basement had a non-perimeter drain layout, where previous piping ran through the center of the floor instead of along the foundation walls. This design caused water to pool in multiple areas, preventing the system from collecting groundwater efficiently. During heavy rains, the basement flooded across the middle section rather than draining toward the sump pump.
During: Re-Routing and Installing a New Interior Drain Line
Our crew carefully broke out the concrete along the existing channel, removed the failing drain system, and installed a new PVC drain tile system with proper slope and tie-ins. The new layout was designed to connect directly to the sump basin and provide full perimeter coverage.
Every section of pipe was leveled, pressure-tested, and surrounded with drainage stone before being re-poured with fresh concrete for a seamless finish.
After: Clean, Dry, and Functional
The finished floor is smooth and level, with all drainage hidden beneath the concrete. This new custom waterproofing system now directs water efficiently to the sump pump, eliminating seepage and standing water.
The homeowner’s basement is now completely dry — a durable, long-term fix for a challenging non-standard layout.
“Our basement had an unconventional layout. But Adam and Tony from Universal did a great job working with our city and getting the job done.”
